The 69,050 square foot hotel, constructed in late 2017, is branded as a Four Points by Sheraton Houston Intercontinental Airport and includes 123 rooms.

Auerbach Funds plans to invest approximately $1M to upgrade the F&B package, which includes outdoor patio space and internal food and beverage, complete deferred maintenance item and bring the property back in line with Marriott standards. This improvement will augment the guest experience thereby translating into higher ADR and occupancy. Since being built in late 2017 the property has underperformed given its superior location in Houston next to George Bush International Airport (IAH). With professional management and the anticipated growth in the Houston submarket this property will perform well.
